In NSW in 2026, new concrete roof tiles cost about $40 to $70 per m² supply-only, which works out to roughly $4.30 to $7.60 per tile. New terracotta costs about $80 to $120 per m², or roughly $5.50 to $10 per tile. Second-hand tiles of common profiles usually cost less than new. Rare and discontinued profiles can cost more, because there is no other way to get them.
Most price guides quote one per-m² figure and stop there. This guide comes from a working recycled tile yard. It converts per-m² prices into per-tile prices, shows why the same square metre needs 9 tiles in one profile and 14 in another, and lists the extra costs that turn a $50 tile purchase into a $1,000 repair.

Why “Price Per m²” Is the Wrong Way to Compare Roof Tiles
Tiles are sold and replaced one at a time, but most guides price them by area. The trouble is that tile sizes vary a lot. Using the exposed (visible) area of real profiles, here is how many tiles cover one square metre:
Terracotta needs 12 to 15 tiles per square metre, against about 9 for concrete. Always compare prices per tile.
| Profile example | Exposed size (mm) | Tiles per m² | Effect on price |
|---|---|---|---|
| Concrete shaped (e.g. Boral Macquarie) | 355 × 308 | ≈ 9.2 | Fewest tiles per m², so the per-tile price is the highest share of the per-m² price |
| Concrete flat (e.g. Boral Linea, Vogue) | 355 × 300 | ≈ 9.4 | Similar to shaped concrete |
| Terracotta French / Marseille-style | 350 × 236 | ≈ 12.1 | About 30% more tiles than concrete for the same area |
| Terracotta Swiss | 356 × 214 | ≈ 13.1 | More tiles, more fixing and more labour |
| Terracotta shingle | 308 × 226 | ≈ 14.4 | More than 50% more tiles than concrete shaped profiles |
Calculated from manufacturer exposed dimensions (Boral NSW range, 2014). Your exact profile may differ slightly, so ask us for the figure for your tile.
So “$100 per m²” for terracotta and “$55 per m²” for concrete are closer per tile than they look: about $8 per terracotta tile against about $6 per concrete tile. For a repair, the per-tile figure is the one that matters. See our profile-by-profile counts for Boral roof tiles and Monier roof tiles.
Second-Hand Roof Tile Prices: What Sets the Price
Recycled tile pricing is not just “new price minus a discount”. Five things drive it:
| Second-hand category | Indicative price per tile | Typical examples |
|---|---|---|
| Common concrete | $3 – $6 | Monier Elabana, Horizon, Boral Macquarie, Contour |
| Discontinued concrete | $6 – $12 | Monier Roman, Homestead, Centurion, Monier 100, Waverley, Boral Windsor |
| Common terracotta | $4 – $8 | Boral French, Marseille-pattern, modern Swiss |
| Heritage and rare terracotta | $8 – $15+ | Early Wunderlich Marseille, glazed Monier Wunderlich, unusual colours |
| Ridge and hip caps | $8 – $20 | Concrete and terracotta ridges matched to the roof |
Prices are for collection from Doyalson and include GST. Stock changes daily. Send a photo for a firm price. Browse our recycled cement roof tiles and recycled terracotta roof tiles, or Sydney customers can see second-hand roof tiles in Sydney.
Discontinued concrete: Monier Homestead
Common concrete: Monier Elabana
Heritage terracotta: Wunderlich Marseille
Ridge caps: priced separately
The counter-intuitive bit: a recycled tile can cost more than a new tile and still be the cheaper choice. If the alternative to $10 recycled Monier Roman tiles is re-roofing a section, or the whole roof, because the profile cannot be matched, the “expensive” tile saves thousands. Price the job, not the tile.
What Roof Tile Work Costs Once Labour Is Added
For most homeowners, the tile is the smallest line on the invoice. Current published ranges for NSW and Sydney:
| Job | Typical price range |
|---|---|
| Replacing cracked or slipped tiles (Sydney, per job) | $345 – $1,150 |
| Single-point leak repair (Sydney) | $290 – $920 |
| Tile roof restoration (Sydney) | $4,600 – $12,650 |
| Concrete tile re-roof, 180 m² single-storey home | $23,000 – $34,000 |
| Terracotta tile re-roof, 180 m² single-storey home | $34,000 – $48,000 |
| Scaffolding / edge protection, where required | $1,000 – $3,000 |

Three Worked Examples
SCENARIO 1 · GOSFORD
6 Monier Homestead tiles cracked by a solar installer
Order 6 tiles plus 2 spares = 8 recycled tiles at about $6 to $12 each.
Tiles: about $50 to $100
Roofer to replace: about $345 to $1,150
The tiles are under 10% of the bill. Never accept a near-match to save $40.
SCENARIO 2 · LAKE MACQUARIE
30 m² extension tying into a Boral Macquarie roof
30 m² × 9.2 tiles = 276, plus 10% = about 304 tiles.
New: about $1,300 to $2,310
Recycled: about $910 to $1,820
Recycled tiles cost less and blend into the weathered roof. Add ridge caps and pointing.
SCENARIO 3 · NEWCASTLE
Full re-roof of a 180 m² concrete-tiled home
About 1,860 tiles including the 10% allowance.
Installed: about $23,000 to $34,000
A full roof usually suits one new batch. Before you commit, check whether repair plus restoration is enough. Your old tiles may also be recyclable.

How to Work Out How Many Roof Tiles You Need
THE YARD FORMULA
Tiles needed = roof area (m²) × tiles per m² for your profile × 1.10
Concrete vs Terracotta: Is Terracotta Worth the Extra?
Per tile, terracotta costs only modestly more than concrete. Installed, it costs roughly 40% more per m², because there are more tiles to fix and each one takes more handling. Fired clay keeps its colour through the body of the tile and does not need repainting to look right. Concrete usually needs a restoration and recoat at some point in its life. Over 50 years, that difference narrows. Our guide to terracotta vs concrete roof tiles compares lifespan, weight and maintenance in full.
Prices Across Sydney, the Central Coast and the Hunter
Tile prices themselves vary little across NSW. Labour and access are what vary. Sydney jobs, especially on two-storey homes and inner-city terraces in the Inner West and on the North Shore, tend to cost more per hour and need more access equipment. On the Central Coast, in Lake Macquarie, Newcastle and Maitland, labour is often cheaper, and our Doyalson yard is close enough for same-week pick-up.
We deliver to Sydney, Hornsby, the Central Coast, Newcastle, Maitland, the Hunter Valley and Port Stephens.
Before You Pay a Roofer: NSW Contract and Deposit Rules
Under NSW home building rules, residential work priced over $5,000 (including GST) needs a written contract, and the maximum deposit you can be asked for is 10%. Work over $20,000 must also be covered by home building compensation insurance before any deposit is taken. That covers most re-roofs and many restorations. Check the current rules on the NSW Government’s home building contracts page before you sign.
Selling or Recycling Your Old Roof Tiles
If you are re-roofing, sound tiles in a sought-after or discontinued profile can be recovered rather than sent to landfill. Clean concrete and terracotta also recycle more cheaply than mixed waste. Roof Tile Price FAQs
How much does one roof tile cost in Australia?
A new concrete roof tile costs roughly $4.30 to $7.60 and a new terracotta tile roughly $5.50 to $10, based on 2026 per-m² supply prices and real tile sizes. Second-hand tiles of common profiles are usually $3 to $8. Discontinued and rare profiles cost more because there is no new alternative.
How much are roof tiles per square metre?
New concrete roof tiles cost about $40 to $70 per m² supply-only, and new terracotta about $80 to $120 per m². Supplied and installed, concrete runs about $90 to $135 per m² and terracotta about $130 to $190 per m².
Are second-hand roof tiles cheaper than new?
Usually, for common profiles. Recycled concrete tiles of popular profiles often cost about $3 to $6 each. Discontinued profiles can cost more than new tiles because supply is limited. Even then, they are often far cheaper than re-roofing because a profile cannot be matched.
How many roof tiles are in a square metre?
About 9 to 9.5 for most concrete profiles and about 12 to 14.5 for terracotta, depending on the profile. Add around 10% when ordering for cuts and breakage.
How much does it cost to replace a few broken roof tiles?
In Sydney, replacing cracked or slipped tiles typically costs about $345 to $1,150 per job, including labour. The tiles themselves are often less than $100 of that, so paying for a genuine profile match is rarely the expensive part.
Is terracotta more expensive than concrete?
Yes. New terracotta is roughly 1.5 to 2 times the per-m² supply price of concrete, and roughly 40% more installed. Per tile the gap is smaller, because terracotta tiles are smaller and you need more of them.
